Roof Restoration Cost in Australia (2026): Prices, Factors & Free Quotes

Roof Restoration Canberra

Our Roof Restoration Canberra service will cost between $15 and $35 per square meter. The price may vary depending on your specific needs. Consider the cost of restoring 150m2 of roof tiles, which may range from $4,700 to $6,300. The cost of roof maintenance varies depending on the amount of work necessary, your location, and the type of roof.

But roofing replacement is not always an ideal option, a roof restoration is there to help you.

If you discover some signs of deterioration or mould growth on your tiled roof, you could go for restoration. Cleaning, repainting, and repairing broken tiles are part of this process to preserve the structure’s longevity.

Replacing a few damaged tiles may be more expensive than merely cleaning the entire roof structure. To know what to expect, always get precise quotes from local roof restoration professionals.

Roof Restoration Cost in Australia (2026 Price Guide)

Roof restoration costs typically fall into the following ranges depending on roof type and condition:

Concrete tile roofs usually range from around $4,000 to $8,000 or more
Clay tile roofs often range from around $5,000 to $10,000 or more
Metal or Colorbond roofs typically range from around $5,000 to $9,000 or more

These figures are only general ranges. I always explain to homeowners that price is driven far more by condition than by size alone. I’ve seen smaller roofs cost more than larger ones simply because they required significantly more preparation, repairs, or access work.

What is included in a roof restoration service?

A proper roof restoration is a staged process, not a single task. Depending on the roof, it may include:

  • Pressure cleaning to remove dirt, moss, and buildup
  • Moss, mould, and lichen treatment
  • Replacement of broken or damaged tiles on tiled roofs
  • Rebedding and repointing ridge caps on tiled roofs
  • Rust treatment and spot priming on metal roofs
  • Replacement of worn or corroded fasteners
  • Repairs to flashings and roof penetrations
  • Application of primer and protective coatings
  • Final roof membrane system with multiple coats

In many cases, the preparation work takes longer than the actual coating stage. If preparation is not done correctly, even the best paint system will fail prematurely.

What Factors Affect Roof Restoration Pricing?

One of the biggest misconceptions I see is that roof restoration has a standard price per square metre. In reality, pricing changes significantly from one roof to another.

From my experience, the main factors that affect cost include:

  • Roof size and total surface area
  • Roof pitch and steepness
  • Accessibility and height of the home
  • Roof material such as tile, metal, or Colorbond
  • Extent of moss, rust, or surface deterioration
  • Number of broken tiles or damaged components
  • Condition of ridge caps, bedding, and pointing
  • Condition of flashings and penetrations
  • Presence of solar panels or roof obstacles
  • Labour time required for repairs and preparation
  • Quality of coating system used
  • Warranty and workmanship standards

I’ve inspected roofs that looked nearly identical from the street, but one required minor cleaning and repointing while the other needed extensive tile replacement and ridge repairs. That difference alone can significantly change the final cost.

Roof Restoration Costs by Roof Type

The cost of roof restoration depends heavily on the type of roofing material. While two roofs may appear similar from the ground, the restoration process, labour, and materials required can vary significantly depending on whether the roof is made from concrete tiles, clay tiles, Colorbond steel, or other metal roofing systems.

Understanding how different roof types affect pricing helps homeowners compare quotes more accurately and choose the most suitable restoration option.

Colorbond Roof Restoration Cost

Colorbond roofs are known for their durability, but years of exposure to Australia’s harsh weather can cause fading, oxidation, loose fasteners, and minor surface corrosion.

A typical Colorbond roof restoration generally ranges from $5,000 to $9,000 or more, depending on the roof size, accessibility, and the amount of preparation work required.

A professional Colorbond roof restoration may include:

  • High-pressure cleaning
  • Rust treatment and spot priming
  • Replacing worn screws and fasteners
  • Resealing flashings and penetrations
  • Applying premium primers where required
  • Applying multiple protective roof coatings

From my experience, many Colorbond roofs don’t require replacement. If the steel is still structurally sound, restoration is often a far more cost-effective option that can significantly extend the roof’s lifespan.

Tiled Roof Restoration Cost

Tile roofs usually require more preparation than metal roofs because damaged tiles, ridge caps, and mortar often need repairs before any protective coating can be applied.

Most tiled roof restorations generally cost between $4,000 and $10,000 or more, depending on the roof’s condition.

Typical restoration work includes:

  • Pressure cleaning
  • Replacing cracked or broken tiles
  • Rebedding loose ridge caps
  • Repointing ridge caps
  • Moss and lichen treatment
  • Sealing and protective roof coatings

Older tile roofs often require additional repair work before restoration can begin, which is one of the main reasons costs vary between properties.

Commercial Roof Restoration Cost

Commercial roof restoration projects are usually priced individually because commercial buildings vary greatly in size, roof design, access requirements, and safety regulations.

Factors that commonly influence commercial restoration costs include:

  • Roof size
  • Roof height
  • Access equipment requirements
  • Workplace safety compliance
  • Roof material
  • Existing roof condition
  • Business operating hours

Unlike residential projects, commercial restorations often require staged work to minimise disruption to business operations. A professional inspection is the best way to determine the most accurate pricing and scope of work.

When Roof Restoration Is Worth It

Roof restoration is usually a good investment when the structure of the roof is still sound and the issues are mainly surface-level or repairable.

In most cases, restoration makes sense when:

The roof structure is still in good condition

  • Damage is isolated rather than widespread
  • Tiles or metal sheets are mostly intact
  • Rust is only surface-level and not structural
  • Leaks are minor or linked to specific areas

If you want a deeper technical explanation of when it actually works, this guide on roof restoration feasibility Canberra explains what makes a roof suitable (or unsuitable) for restoration.

On the other hand, roof replacement is often more suitable when:

  • There is widespread structural deterioration
  • Metal roofing has rusted through in multiple areas
  • Tiles are extensively broken or difficult to match
  • Roof framing or battens have suffered water damage
  • Repairs would only provide a short-term fix

If you’re unsure which option is right for your home, this detailed guide on roof restoration vs roof replacement Canberra  explains how to decide based on real roof condition, not just age or appearance

I often explain it to homeowners using a simple comparison. If the roof is like a car, restoration is like servicing and repainting it when the engine is still strong. Replacement is only necessary when the core structure is no longer reliable.

Metal roof replacement

How Much Does a Metal Roof Restoration Cost?

Metal roof restoration, including Colorbond roofs, typically costs between $5,000 and $9,000 or more depending on condition.

What is included in metal roof restoration

A metal roof restoration usually involves:

  • Pressure cleaning to remove dirt and oxidation
  • Rust treatment and spot priming
  • Replacement of screws, fasteners, and seals
  • Resealing of flashings and penetrations
  • Application of protective primers where required
  • Two-coat or multi-coat metal roofing system

When metal roof restoration is worth it

Metal roof restoration is usually suitable when:

  • Rust is only on the surface and has not penetrated the steel
  • Leaks are caused by fasteners or seal failures
  • The roof structure is still solid
  • The paint system is faded but still protective

When replacement is better

Replacement becomes necessary when:

  • Rust has penetrated through the steel in multiple areas
  • There is widespread structural corrosion
  • The roof sheets are no longer watertight
  • Repairs would only delay failure rather than fix it

What Happens During a Free Roof Inspection?

A proper roof inspection is the most important step in determining cost and scope of work. I never rely on ground-level assessments because they don’t show the full condition of the roof.

Step 1 Initial conversation

I usually start by asking about the roof history, any known leaks, past repairs, and areas of concern. This helps identify where to focus during inspection.

Step 2 Exterior inspection from ground level

I walk around the property to check overall roof shape, drainage, gutters, visible damage, and safety access points.

Step 3 On-roof inspection

Once on the roof, I check key areas depending on roof type:

For tile roofs: cracked tiles, ridge caps, bedding, pointing, valleys, moss growth, and previous repairs
For metal roofs: rust, fasteners, sheet condition, flashings, leaks, and surface wear

Step 4 Photos and documentation

I take detailed photos of problem areas so homeowners can see exactly what I’m seeing. This makes it easier to understand why certain repairs are needed.

Step 5 Honest assessment

Not every roof needs a full restoration. Sometimes only minor repairs are required, and I will recommend that instead when appropriate.

Step 6 Preparing the quote

Pricing is based on actual condition, not assumptions. Factors such as repairs, cleaning, access, and coating requirements all influence the final quote.

Step 7 Explanation of findings

I always explain what I found, what needs to be done, and why. A good quote should never feel like a mystery.

How to Compare Roof Restoration Quotes

Not all roof restoration quotes include the same level of work. A lower quote may seem attractive initially, but it can exclude essential preparation or repairs that directly affect the quality and lifespan of the restoration.

When comparing quotes, I recommend looking beyond the final price and asking exactly what is included.

A quality roof restoration quote should clearly explain:

  • Whether pressure cleaning is included
  • Whether broken tiles or damaged sheets will be repaired
  • If ridge cap rebedding and repointing are included
  • The type and number of coating systems being applied
  • Whether rust treatment or primer is included
  • Warranty details
  • Estimated project timeframe
  • Any exclusions or additional costs

A detailed written quotation gives homeowners confidence that they understand exactly what work will be completed before the project begins.

Roof Restoration vs Roof Replacement (What’s Better?)

There is no universal answer because it depends entirely on roof condition.

Restoration is usually better when the roof is structurally sound and only needs repair and surface renewal. It can extend the life of a roof by many years at a lower cost than replacement.

Replacement is better when the roof has reached the end of its structural life or when damage is too widespread for restoration to be effective.

In my experience, the right decision always comes from a proper inspection rather than assumptions based on age or appearance.

Signs You Need Roof Restoration

Common warning signs include:

  • Cracked or slipped tiles
  • Faded or chalky roof coating
  • Rust spots on metal roofing
  • Loose ridge caps or mortar
  • Moss, mould, or lichen growth
  • Blocked gutters and valleys
  • Water stains inside the home
  • Small pieces of debris or mortar in gutters

These issues often start small but tend to worsen over time if not addressed.

If you want a more detailed breakdown of what these issues mean, this guide on signs you need roof restoration Canberra explains the early warning signs before major damage occurs.

Choosing the Right Roof Restoration Company

Choosing the right roofing contractor is just as important as choosing the right restoration system. A professional company should provide clear communication, transparent pricing, and recommendations based on the actual condition of your roof rather than high-pressure sales tactics.

When selecting a roof restoration company, consider whether they:

  • Are fully licensed and insured
  • Have experience restoring roofs similar to yours
  • Provide detailed written quotations
  • Offer workmanship warranties
  • Have genuine customer reviews
  • Explain the restoration process clearly
  • Use high-quality roofing products
  • Can provide examples of previous projects

From my experience, the best roofing companies focus on solving the homeowner’s problem rather than simply selling the most expensive option.

How to Save Money on Roof Restoration (same title but improved internal structure)

The most effective ways to reduce long-term roofing costs include:

  • Dealing with small repairs early before they escalate
  • Keeping gutters and valleys clean and free of debris
  • Trimming overhanging trees to reduce moisture and damage
  • Booking inspections every few years
  • Comparing detailed quotes rather than just prices
  • Using qualified contractors with proper materials and processes

Most expensive roofing jobs I see started as small issues that were ignored.

  1. I had a inderpendent Roof assessment done. And he photograph.and gave me the assessment report. Pointing out that the Moss needed cleaning and repoint of ridge and gutter cleaned..and at the same time my flashing need to be repitch. That’s the reason I am getting a bit of water coming in from above the fireplace..so
Im debating what to do first…

    1. Hi Errol, thanks for sharing your situation.

Based on what you’ve described, the water entering above the fireplace is likely the most urgent issue, as ongoing leaks can lead to ceiling damage, mould, and timber deterioration if left unattended.

Since your inspection identified flashing that needs to be re-pitched, we’d recommend addressing that first, as faulty flashing is a common cause of leaks around chimneys and fireplaces. Once the leak has been resolved, you can then organise the moss removal, ridge repointing, and gutter cleaning to help extend the life of your roof and prevent future problems.

If you’re in Canberra or the surrounding region and would like a second opinion, we’d be happy to review the inspection report and discuss the best repair options with you.

Thanks again for reading our article, and we wish you the best with the repairs.
